The phrase "quality standards" often comes up in any discussion or debate about the building industry in Malaysia. Complaints of poor workmanship and non-compliance of building standards frequently make headlines in the local news. In the fast pace of development that had taken place in Malaysia in the last 20 years, it has become obvious that there is a need for self-regulation in the local building industry.
Into this foray, IJM Corporate Bhd. took the initiative to develop IQSAS - the IJM Quality and Safety Assessment System, the first of its kind in the private sector. This internal assessment system formulated by IJM was officially launched on 19 May 2000. IQSAS sets the yardstick by which all IJM projects are measured to maintain the IJM brand names as The Mark of Excellence.
This pioneering attempt at self-regulation by IJM has definitely made an impression on the local front. Besides further strengthening its track record as a liable property developer, IJM Construction Sdn. Bhd. has also earned the recognition from the industry by winning the Builder of the Year 2001 Award, conferred by the Construction Industry Development Board (CIDB).
IQSAS was conceived by IJM to maintain a standard quality and safely assessment system for all its construction projects while at the same time providing a set of measurable objectives for quality and safety. Providing reliable measurable standards will enable the company to achieve greater accuracy and better time management by "doing things right the first time" during the building process that can translate to cost-savings for the customer.
IJM has based its internal assessment procedures on the Comquas Rating System, adopted by CIDB of Singapore. The scope of this self-regulated assessment encompasses all aspects of the construction process in order to ensure total compliance from start to completion and is defined into five distinct components comprising Structural, Architectural, Mechanical and Electrical, compliance with IJM Quality System and Safety Aspects of Construction Works.
Compliance to these standards will be monitored by series of assessments tools, primarily visual inspection, audits on quality and safety as well as tests on materials and components with the ultimate aim being to safeguard the interests of the building occupants from construction defects which might only surface after a period of time.
IQSAS provides a platform for IJM to translate its philosophy of continuous improvement in achieving excellence.
